A holiday property has a rhythm that standard home insurance does not expect. Busy weeks, empty weeks, different people through the door, and a building often exposed to coast or countryside weather.

Buildings

Full reinstatement cover for the structure, outbuildings, boundaries and permanent fixtures, with accidental damage available as an option. Standard perils include fire, theft, storm, flood and subsidence.

Contents and furnishings

The furniture, appliances, kitchenware, soft furnishings and equipment that make the property usable. Accidental damage cover is the sensible addition where guests are staying.

Liability to guests and visitors

Properties need to be in good repair, weatherproof and structurally sound, built principally of brick, stone or concrete and no more than four storeys without prior agreement, with a standard heating system. Properties at high flood risk, or close to cliffs or quarries, and anything undergoing structural work to load-bearing elements, need to be referred to a broker rather than quoted online. Fire safety conditions apply to guest lets, including keeping cooking to the designated kitchen areas.
